Expropriation

228 Queens Quay West Expropriation

BA Group was retained by the condominium corporation at 228 Queens Quay West in Toronto to provide transportation advisory services related to an appropriation of a portion of their property by the City of Toronto as part of the reconfiguration of the York-Bay-Yonge ramps on the Gardiner Expressway.  BA Group’s role was to assist the condominium corporation in identifying the impacts of the proposed expropriation and the proposed new Gardiner off-ramp at Simcoe Street, which connects immediately beside the condominium driveway. BA Group worked with the condominium board to identify potential design alternatives that would mitigate the impact to the residents of the building, which were discussed with the City of Toronto as part of the settlement of impacts.

Concord Food Centre / Greco’s Fine Foods Expropriation

BA Group was retained by Greco’s Fresh Markets at 1438 Centre Street in the City of Vaughan to provide transportation advisory services related to an expropriation process initiated by the Region of York for the VIVA busway construction. BA Group’s role was to assist the site owner in understanding the impact of the VIVA busway on the traffic operations and access of the grocery store on the site. BA Group undertook an analysis of the site traffic to assess the delay impacts of restricting access to right-in / right-out because of the VIVA busway. BA Group then worked collaboratively with the owner and the VIVA design team to review design alternatives for how the operational impacts to the site could be mitigated. The result was a modification to the site access design that improved access to Centre Street and better-accommodated truck access to/from the site.
