Further revisions have been made to a comprehensive plan to redevelop the land surrounding Bayview Village Shopping Centre. Official Plan and Zoning Bylaw Amendment applications were submitted to the City in 2017 and subsequently appealed to the Local Planning Appeal Tribunal (LPAT), where a revised proposal was submitted in January, 2020. Developers bcIMC and QuadReal have now tweaked the development again, with new renderings illustrating the bulk of changes taking place at the south edge of the site.

The initial application included the development of two towers of 33 and 28 storeys at the south portion of the property, located at the northeast corner of Bayview and Sheppard Avenues. To the north, a 19-storey tower and two six-storey buildings were proposed alongside an above-grade parking garage and two public parks totalling 3,038 m².

The latest plans will be presented to LPAT at a hearing scheduled for September. The proposed building heights, parkland dedication, and overall density remain unchanged. The general form of the north development site and parkade are maintained, but design refinements have been made to the south development site fronting Sheppard.

Featuring a design by Hariri Pontarini Architects and DIALOG, updated renderings illustrate adjustments to the articulation of the two towers and the podium, employing a curvilinear exoskeleton culminating in a reimagined crown. Continuous wraparound balconies on the tower and podium have been replaced by inset balconies and terraces. 

Minor adjustments to floor layouts have resulted in relocated amenity spaces and a slight reduction in the number of units from 687 to 685. A total of 1,030 units will be included across the entire development site, with 68,139 m² of retail to be included within the podiums of the towers.
